Commercial Glazing Modular (CGM) is a company with extensive experience in providing commercial glazing services, primarily to the education and healthcare sectors. Recently, CGM expanded its business to include modular construction. On the recommendation of a modular consultant with whom they had previously collaborated, CGM engaged Shanco for a significant school project.
The Project
This project entailed the demolition of temporary classrooms from the 1980s to make way for a modern addition to the school. The new construction included a spacious lobby, six toilets, and three new classrooms. The work began with the excavation and concrete mass filling of strip foundations, followed by the installation of new internal and external drainage systems connecting to the main system on site.
A service trench was also excavated to update the building’s electric mains, data, fire, and water systems, strategically completed during school holidays to minimise disruption. Shanco ensured constant airflow below the modular building by placing 7N blocks on the strip foundations and installed a flag on edge detail around the perimeter, facilitating the construction of tarmac footpaths.
The Challenge
CGM needed an experienced groundworks contractor to provide early-stage design support and cost-effective solutions for foundations, drainage, and duct routes. Given the sensitive nature of working in a live school environment, it was crucial that all operatives had DBS clearance, which Shanco could provide. The constrained site area, adjacent to the primary school play area, necessitated careful coordination of delivery times within strict school hours and close liaison with the school to avoid disrupting lessons.
The Approach
A comprehensive site survey and investigation were conducted, providing accurate information for developing proposals with CGM and Engineers. Regular meetings, both on-site and via Zoom, facilitated efficient collaboration. Shanco’s on-site team offered continuous support and kept CGM informed and updated throughout the project. Their high level of organisation ensured smooth logistics and delivery management, even with the challenge of passing through three live schools.
The Results
Shanco successfully produced detailed drawings, clarifying the scope of work for all parties involved. Their support and organisation significantly contributed to the efficient management of site logistics and deliveries. To engage and educate the school children, a supervised session was organised where pupils observed the excavators and dumpers in action from a safe distance, potentially inspiring future civil engineers.
